Here’s how you can appeal to buyers emotionally and get a great price.

How do you sell your house as quickly as possible and for the highest price? It all starts with creating a lifestyle for your buyers, and today I want to tell you how you can do just that.

There are two sides to selling a home: the logical side and the emotional side. The logical side is what will get you on a buyer’s list, and it includes things like the number of bedrooms, how many baths there are, what neighborhood it’s located in, the home’s price, etc. While these things are important, they aren’t what makes someone want to look at your house. That’s the job of the emotional side.

You want your home to appeal to a buyer on an emotional level. If they can picture themselves happy in your home, they’ll be more likely to offer a great deal. Figuring out how you get buyers to feel this way is tricky, but a good place to start is to think about all the things you love and don’t love about your home. Focus on highlighting the things you love while tweaking the things you don’t.

“If buyers can picture themselves happy in your home, they’ll be more likely to offer a great deal.”

After you figure out what you might want to change about your home, it’s time to take action. At the easiest level, this means doing a little bit of staging to make your home shine. Beyond that, sometimes it pays to do a little bit of work on your home. Your renovation could be big or small, but you should talk with your Realtor to make sure you’re spending your money wisely. If you’re smart about it, even a small change can help buyers connect with your home.

I hope this cleared up what goes into marketing and selling a home. There’s a lot more I could have talked about, so if you have any questions, please give me a call or shoot me an email. I’d love to hear from you.
